Troubleshoot, diagnose, and perform repairs across various maintenance disciplines, including plumbing, HVAC, carpentry, and electrical systems.
Assist in managing community upkeep and maintenance needs, ensuring timely completion of service requests and maintenance projects.
Collaborate with the property manager to ensure property compliance and successful execution of maintenance projects.
Conduct daily property inspections (property walks) to identify, document, and correct deficiencies.
Handle make-ready tasks for move-outs, coordinating with vendors and ensuring proper apartment turnover.
Maintain clear documentation of all maintenance updates, service requests, work-in-progress, and expenditures.
Close service requests promptly upon completion and update the property management system accordingly.
Communicate effectively with residents and management regarding maintenance updates or scheduled services.
Maintain inventory of spare parts, tools, and materials necessary for common repairs.
Safely move heavy appliances and equipment as needed, including removal of abandoned items using appropriate safety equipment.
Perform assigned maintenance tasks personally and assist in supervising maintenance when necessary.
What We’re Looking For:
Hands-on experience in performing service requests and completing make-readies
Strong working knowledge of HVAC, plumbing, electrical, and general building systems.
EPA certification to handle refrigerants (Type III or Universal preferred)
Excellent problem-solving, and communication skills.
Must have basic tools including HVAC gauges, reliable transportation, and be able to participate in an on-call rotation once hired.
