Maintenance Technician – Full-Time | $23/hr
Location: Costa Mesa & Santa Ana, CA (3 Properties)
Schedule: 40 hours/week, non-exempt
Pay Rate: $23.00 per hour
Work Authorization: Must be authorized to work in the United States.
We are seeking a dependable Maintenance Technician to join our team and support the day-to-day upkeep of our apartment communities. Under the direction of the Regional Property Supervisor and/or Property Manager, you will help maintain the physical assets and ensure a clean, safe, and fully functioning environment for residents.
Job Responsibilities
Maintenance:
Perform apartment turns and market-ready inspections.
Troubleshoot and repair HVAC, plumbing, and electrical systems.
Conduct appliance, drywall, vinyl, and carpet repairs.
Handle carpentry, minor construction, and fixture installations.
Maintain pool equipment, grounds, and common areas.
Complete work orders and service requests in a timely manner.
Administrative:
Maintain accurate records of work orders and on-call activity.
Assist with inventory and supply ordering.
Attend company meetings and training sessions.
Help prepare for bi-annual inspections.
Safety & Compliance:
Follow company policies and housing regulations (ADA, Fair Housing, Tax Credit Compliance, etc.).
Report any property or liability incidents immediately.
Requirements:
Strong hands-on skills in general maintenance trades.
Must be able to work independently and with a team.
Availability for on-call emergencies as needed.
Authorization to work in the United States is required.
Reports To: Regional Property Supervisor, Property Manager, and VP of Operations
