On-Site, Full-Time Apartment Maintenance Technician for 3 Arcadia Apt. Buildings (92 Units)

Qualifications:

• 5 or more years experience required in plumbing, patching, painting, drywall, carpentry, electrical, and HVAC
• License in at least one of the trades strongly preferred
• Good attention to detail and time management skills
• Must be self motivated, reliable, personable, and have excellent communication skills
• Must have the experience and drive to be able to work independently and keep the buildings in great condition while managing expenses
• Must have the personality to work as part of a team with the owners (private owners NOT a management company), manager, and rest of the maintenance staff
• Must be computer literate, preferably with AppFolio experience
• Must have own tools, own vehicle, and proof of current driver’s license and car insurance
• Must communicate well in English

Job Requirements:

• Perform work as needed to prepare vacant units for rent including removing old flooring, minor carpentry, patching walls, drywall repair, painting, and installing new appliances
• Repair and replace plumbing fixtures (faucets, toilets, sinks, showers, garbage disposals, etc.)
• Electrical repairs including fixtures, lights, plugs, switches, fuses
• Concrete and masonry repair as needed
• Carpentry work such as fixing or installing cabinets, doors, and closet doors
• Troubleshoot problems with HVAC and do simple repairs such as replacing thermostats and filters
• Do assigned work orders (assigned through AppFolio) and document details
  Perform preventative maintenance and annual apartment inspections
• Live on site and be available for maintenance emergencies some nights and holidays.
• Maintain the highest level of customer service
• Purchase supplies and materials, providing receipts with documentation to manager
• Covid-19 vaccination
• Being active throughout the day including standing, walking, bending, kneeling, stooping, crouching, crawling, going up and down stairs, etc.
• Must be able to lift at least 50 lbs

Compensation

• Reduced rent apartment - 1,360 sq ft 3-bedroom 2 bath with market value $3,200
• Hourly compensation between $20 and $25 per hour based on experience and skills
• Guaranteed minimum of 40 hours per week providing full time, steady work
