Qualifications:
- 5 or more years experience required in plumbing, patching, painting, drywall, carpentry, electrical, and HVAC
- Must be detail oriented, self-motivated, reliable, and have excellent communication skills
- Must be self-driven, responsible, and able to work independently
- Must have the personality to work as part of a team with the owners, manager, and rest of the maintenance staff
- Must be computer literate, preferably with AppFolio experience
- Must have own tools, own vehicle, and proof of current driver's license and car insurance
- Must communicate well in English
Job Requirements:
- Perform work as needed to prepare vacant units for rent including removing old flooring, minor carpentry, patching walls, drywall repair, painting, and installing new appliances
- Repair and replace plumbing fixtures
- Electrical repairs including fixtures, lights, plugs, switches, fuses
- Concrete and masonry repair as needed
- Do assigned work orders (assigned through AppFolio) and document work done
- Perform preventive maintenance and annual apartment inspections
- Live on site and be available for maintenance emergencies some nights and holidays.
- Maintain the highest level of customer service
- Purchase supplies and materials, providing receipts with documentation to manager
- Covid-19 vaccination
- Being active throughout the day including standing, walking, bending, kneeling, stooping, crouching, crawling, going up and down stairs, etc.
- Must be able to lift at least 60 lbs
Compensation:
- Reduced rent apartment - 900 sq ft 1-bedroom 1 bath with market value $2,390
- Hourly compensation between $20 and $25 per hour based on experience and skills
- Guaranteed minimum of 40 hours per week providing full time, steady work
- Total of 15 combined paid vacation and sick days per year
