Job Description:
An apartment leasing consultant markets, shows, and leases properties by guiding prospects through tours, answering questions, and finalizing lease agreements. Key responsibilities include qualifying tenants with background and credit checks, preparing leases, collecting payments, coordinating with maintenance, maintaining property appearance, and promoting the community to residents and prospects. They also stay informed on local market trends and competitive properties, and play a role in tenant retention and customer service.
Key Responsibilities
Marketing and Sales:
Create and implement marketing plans, using both online and offline channels like social media, flyers, and local advertising.
Conduct regular outreach to attract prospective tenants.
Shop competitive properties to understand market conditions and rates.
Tenant Interaction and Tours:
Respond to inquiries from potential tenants in person, by phone, and online.
Conduct property tours, highlighting the benefits of units and the property.
Welcome and assist current and prospective residents, providing personalized service.
Leasing and Documentation:
Assist potential tenants in understanding lease terms and property policies.
Prepare and execute lease agreements and other leasing documents.
Manage background and credit checks to qualify potential renters.
Collect application fees, security deposits, and other payments.
Community and Property Management:
Ensure model and target apartments are ready for showings.
Maintain the cleanliness and organization of common areas and work areas.
Help resolve resident complaints and coordinate necessary property maintenance.
Keep residents informed of upcoming events or property issues.
Reporting and Administration:
Track leasing activities and provide regular reports to management.
Maintain organized resident and property files.
